For architects and designers
A feasibility note for a London extension or loft, in a minute, for £12.
For the first conversation with a client: a costed range, a schedule of works, the fees, the planning route and a programme, before you have drawn a line. The numbers come from a deterministic engine priced line by line at current London rates.
What the trade report gives you
- Written to you, not to your client
- Choose the professional option in the questionnaire and the prose is in peer voice: "your client", "the scheme", no explanation of what building control is.
- Ex-VAT beneath every figure
- Every cost line, subtotal and total shows the inc-VAT figure with the ex-VAT equivalent beneath, so it drops straight into a cost plan.
- An itemised schedule of works
- Quantities from the dimensions, London rates by trade, preliminaries and overheads as a percentage, with the assumptions listed. Enough to sanity-check a tender line by line.
- The planning screen with sources
- Each permitted development test cites the GPDO paragraph. Conservation areas, Article 4 directions and flood zones from the planning register at the postcode.
- Your practice name on the front
- The title block reads "Prepared for" with your practice. Print it or save the PDF for the client file.
- No leads, no builders
- Cost My Extension sells reports, not introductions. Nobody contacts you or your client.
What it is not
It is not a quantity surveyor's cost plan, a measured survey, or planning advice, and it says so on every page. It is the first-pass figure that is usually missing when a client asks “roughly how much?”, with the working shown. Use it to frame the brief and the budget, then do the real work.
Practices that run several a month
Credit packs and a practice account are planned. If you would use them, say so: [email protected].
This report is an informed estimate built from public data about your property and current London build costs. It is not a survey, a quote, a valuation or planning advice. Always get written quotes and, where noted, professional advice before committing to work.
